Interwood News & Activity Update
At least 9 different projects are either recently completed, underway or about to begin construction in Wolff Companies’ Interwood development, a scenically wooded 440-acre master-planned business park located at the intersection of Beltway 8 and John F. Kennedy Boulevard, the entry to George Bush Intercontinental Airport. Here’s an update on various projects in and around the park.
1. Western International, a Dallas-based hospitality developer and operator, is constructing two hotels totaling 265 rooms, as well as a restaurant at John F. Kennedy Blvd. and Interwood North Parkway. The first hotel, a TownePlace Suites is scheduled for completion this spring. Construction has also commenced on Fairfield Inn and Suites, with completion scheduled for fall of 2009. Both are Marriott brand hotels.
2. Friendswood Development Company, an affiliate of Lennar Corporation, has acquired a 12.0-acre tract for a planned 120,000-square-foot, 2-story office building that will be Friendswood’s headquarters and will possibly house affiliate companies.
3. The Urban Group, a Denver-based developer, has commenced construction on a 62,000 square foot, Class-A, two story office building at 15109 Heathrow Forest Parkway, immediately north of the Administaff building. Completion is expected in late summer of this year.

4. Boston-based Cabot Properties has acquired 23 acres at John F. Kennedy Blvd. and Interwood South Parkway for a multi-building, flex development. Construction of phase one, consisting of two buildings totaling 208,600 square feet, will commence this spring.
5. CCIB Interwood, an affiliate of Austin-based Capital Commercial Investments, Inc., has acquired a 12.5-acre site and is constructing a build-to-suit for Halliburton, a major international energy services company. The 70,000 square foot technology center is expected to be completed this fall.
6. Live Oak-Gottesman, an Austin-based investment builder, is constructing a 35,000-square-foot facility at the southwest corner of Interwood South Parkway and Heathrow Forest Parkway. The property is being developed for the U.S. Customs and Border Control Protection Services. Completion is expected this summer.
7. Site work has commenced on Schulz USA’s 16 acres on Interwood North Parkway. Schulz, which is based in Germany, supplies sophisticated, high value piping solutions to energy and manufacturing customers worldwide. Their Interwood location will serve as the firm’s new North American headquarters and distribution center. The first phase of the new project will consist of a 56,880-square-foot building. Completion is scheduled for July of this year.
8. BRG Cornerstone Development has completed the first of two buildings on its 4 acre corner at FM 525 and Alliant Drive and sold it to Weller Truck Parts, a national parts distributor based in Michigan. After an exhaustive search Weller picked Interwood for its only Houston location. BRG’s plans for its second building are being finalized. The office/service center development will total just over 42,000 square feet when fully built out.
9. Pet Paradise has opened its newest pet care center on John F. Kennedy Blvd. This 15,900 square foot facility provides a variety of pet care services including extended boarding.
Interwood tenants and owners include ExxonMobil, Administaff, Coventry Health Care, Cameron, Averitt Express, U.S. Foodservice, United States Postal Service, FedEx and Prime Source.
Wolff Companies has two sites remaining in the park: the 2.4-acre corner at John F. Kennedy Blvd. and FM 525 and a 12.5-acre site at the intersection of Heathrow Forest Parkway and FM 525.
