Industrial Market Spurs Activity at Interwood

 

 

Demand for distribution and industrial sites in Houston continues to grow, as evidenced by recent activity at Wolff Companies’ Interwood, a 440-acre mixed-use business park in Northeast Houston. Interwood is strategically located along John F. Kennedy Boulevard just south of Sam Houston Parkway (Beltway 8) and less than one mile from the entrance of the George Bush Intercontinental Airport.

Black Equities Group, Ltd. has purchased Interwood Business Center, a two-building, Class A industrial facility, from Stockbridge Capital Group. HFF represented the seller. The facility is currently 93 percent leased to five tenants: VSS Carriers, Transcend Solutions, Dichtomatik, Nippon Express and Goodman.

Situated on 10.9 acres, Interwood Business Center is designed to accommodate a wide variety of tenants. The facility features a rear-load and cross-dock configuration, 24-foot clear heights, dock-high and grade-level loading, a wet-pipe sprinkler system, ample  parking, 130- to 190-foot (shared) truck courts and four ingress/egress points for easy maneuverability.

at Interwood, which will service customers in South Texas and Louisiana.

Del Monte Fresh Produce recently opened a distribution center at Interwood, the company’s 24th center in North America for processing, repacking and distribution. The Houston facility occupies more than 96,000 square feet and sits on about 8.5 acres. Del Monte said the new center, created to meet consumer demand, will distribute products throughout South Texas and Louisiana.

Del Monte’s new facility includes state-of-the art ripening rooms, multi-temperature storage areas and value-added services, such as fruit and vegetable processing capabilities, protein production, direct store delivery, customized packing and sorting, and just-in-time delivery.
