Over 400 real estate professionals and other dignitaries recently joined Wolff Companies in celebrating a crowing achievement in West Houston with the inauguration of the Texas Medical Center – West Campus, the first expansion of the Texas Medical Center beyond its central campus in the organization’s 65-year history. A new chapter in the history of our city, the Texas Medical Center – West Campus is situated on 170 acres (approximately the same size as the original Texas Medical Center) located at the intersection of I-10 and Barker-Cypress Road. Texas Children’s Hospital West Campus and Methodist West Houston Hospital are anchor institutions for the medical complex, which will serve residents of greater West Houston, from the Memorial Villages to as far away as Bryan-College Station.

Texas Medical Center West Campus represents an initial investment of over half a billion dollars and almost 1.2 million square feet of state-of-the-art healthcare development by Texas Children’s Hospital and The Methodist Hospital System. When its emergency center and hospital services open in February 2011, Texas Children’s Hospital West Campus will be among the nation’s largest suburban pediatric hospitals with a 294,000-square-foot inpatient facility. The adjoining five-story, 221,000-square-foot outpatient clinic building, which opened on December 1st is fully committed.
The Methodist West Houston Hospital consists of a 478,500-square-foot full service hospital, as well as a six-story, 150,000-square-foot medical office building. All available space in Methodist’s medical office buildings is already leased or committed. Ron Girotto noted that planning is already underway for the second office tower as well as a parking garage.
Development of the Texas Medical Center – West Campus as a “green field” project provided the unique opportunity for planning and design from the ground up. Free of pre-existing development constraints, the Texas Medical Center – West Campus was designed as the “ideal” medical complex incorporating high quality architecture, extensive landscaping, sign control, environmental sensitivity and superior accessibility.
Wolff Companies adheres to these same principles with all of its properties, including the 23.2 acres adjacent to the new medical center. Located at the east entrance to the new campus, at Park Row and Barker Cypress Road the property is ideally suited for a number of uses including medical office buildings, hospitals, office, financial institutions, mid-rise residential or hospitality. Regardless of the use, Wolff Companies will assure the highest quality development to complement the institutions at the Texas Medical Center – West Campus.
