Hines acquires land for 1,400-home master-planned community in Waller

Hines, the renowned Houston developer, plans to create a 528-acre community in Waller, adding 1,400 single-family homes to a rapidly growing area of northwest Harris County.

With partners Trez Capital, Caravel Ventures and Sumitomo Forestry, Hines in September acquired 528 acres about 2 miles north of U.S. 290 off Binford Road about 40 miles northwest of Houston. The land, previously used for cattle grazing, is at the southwest corner of Castle and Binford roads, near the new Waller High School campus and Waller Independent School District sports complex.

The partnership plans to break ground on the community in the fourth quarter. Phase One, with 350 lots, will offer homes by Highland Homes, Chesmar, Drees, Brightland, Tri Pointe, Ashton Woods and Castlerock, according to Hines.

“Waller is expected to see a major increase in population over the next five years, as growth continues to push northwest and limited vacant land remains in the surrounding submarkets,” Carson Nunnelly, managing director at Hines, said in a news release.

In nearby Hockley, about 35 northwest of Houston, Johnson Development created the 1,622-acre Jubilee community, and Concourse Development built Grand Prairie on 1,730 acres.

Hines says its development, which doesn’t yet have a name, will begin selling homes in summer 2025.

Amenities will include more than 130 acres of green space, trails, and a 4.7-acre recreation center with a pool, playground and clubhouse. An onsite school is planned.

The four partners have teamed up on the 850-acre Brookewater community in Rosenberg and the 1,400-acre Mirador development in southeast Austin. Additionally, Hines and Trez Capital have partnered on projects including Somerset Green, Laurel Glen and Creekhaven under development in Brazoria County.
