Gates Ranch Draws Buyers Into Country Living Trend

Texans by the score are responding to the COVID-driven call to set down new residential roots in wide-open spaces.

Spurred by pandemic fears and urban woes, city-dwelling Lone Star State buyers descended on rural locations in the latter part of 2020, said the Texas Real Estate Research Center at Texas A&M University. By year’s end, TAMU found that 552,707 acres had been purchased for a record $1.6 billion in Texas during the year.

A continuing swell of interest and five recent closings recorded by early April have left only six residential farms available at Wolff Companies’ Gates Ranch. That development is a 1,500-acre community of family farms in historic Washington County, near the town of Brenham.

Gates Ranch is situated at the intersection of FM 1155 and FM 2726 — about 65 miles from Houston and 94 miles from Austin, along the shore of the Brazos River.

In just the past three months, the last two community estates in Phase II at Gates Ranch were sold, in addition to three estates in the final Phase III.

“The Washington County area has been gaining steady interest over the past few years, and the COVID-19 pandemic has further accelerated that trend,” said Brad Bevers, a local Realtor and founder of Legend Texas Properties which represents Gates Ranch.
