From Strength to Strength: Interwood Distribution Center Completes, Interwood Business Park to Open Soon

 

 

Celebrating our 50th year in Houston, Wolff Companies has developed thousands of acres of high-quality, master-planned mixed-use business environments that enhance land value with strong, long-term real estate improvements.

Interwood, our 440-acre mixed-use business park in North Houston is no exception. Its strategic location at Sam Houston Parkway (North Beltway 8) and John F. Kennedy Boulevard between Interstate 45 and U.S. 59 and natural beauty lent itself to a mix of uses, including office and distribution. Preserving Interwood’s wooded environment and well-conceived architectural covenants helped attract and retain the highest quality tenants, owners, and employees. Today, Halliburton, ExxonMobil, Del Monte Fresh Produce, U.S. Foodservice, United States Postal Service, Suhm Spring Works, Federal Express, Schulz, USA and Averitt Express operate major facilities here.

Building on these strengths, the recent completion of GID Urban Logistics’ Interwood Distribution Center and near completion of Cushman & Wakefield’s Interwood Business Park are a testament to Interwood’s prime location and our long-held belief that Houston is well-positioned to benefit from strong industrial and distribution demand.

Cushman & Wakefield’s 142,800 SF warehouse and distribution center
opened in Spring of 2020.

Cushman & Wakefield’s Interwood Business Park is situated on 12 acres of land in Wolff Companies’ Interwood development. Located at the intersection of Interwood North Parkway and John F. Kennedy Boulevard, the first two buildings in the development were completed in Spring 2020. The current complex features 142,800 SF of space for lease or sale. Both buildings can be subdivided and feature dock-high, rear-load distribution space; 200-foot building depth and a 130-foot truck court, all supported with 800-amp power. Economic benefits include Double Freeport Tax Exemption for qualified users.

GID Urban Logistics’ 341,692 SF Class A industrial development
will open this Fall. 

GID Urban Logistics’ Interwood Distribution Center is a new, Class A industrial development situated on 23 acres of land in Wolff Companies’ Interwood. Located at the intersection of John F. Kennedy Boulevard and Interwood South Parkway, the two buildings, currently under construction, offer a total of 341,692 SF of rentable space and are slated for completion in 3Q 2020. The project is FTZ-ready and offers Double Freeport Tax Exemption for qualified users. The development will offer build-to-suit office space with abundant parking, rear-loading space, shared and standalone truck court, a cross-dock, and more.

On the city’s westside, Wolff Companies has developed beautiful, deed-restricted business parks including two prime sites available in the heart of The Energy Corridor: Ten Oaks and Central Park. Both are ideal for office, multifamily residential, hotel, and healthcare uses and offer excellent visibility and freeway access.

Sites are available in Ten Oaks (adjacent to Houston Methodist and Texas Children’s in Texas Medical Center West Campus) and Central Park (adjacent to MD Anderson’s new diagnostic and treatment center that opened in June of 2019).

Strategically located in the growing Waller County, our Beacon Hill 521-acre mixed-use development is located directly on the north side of U.S. 290 near FM 362. The project will feature a business park abutting the freeway with uses ranging from light industrial and distribution to office, multifamily and retail. The northernmost 270 acres of the tract have been purchased by Long Lake Ltd. to develop a master-planned residential community with approximately 1,000 single-family homes.
