New Bridgeland single-family rental neighborhood coming to Cypress as Howard Hughes Holdings expands

Renters in Cypress will soon have a new option in Bridgeland in Wingspan, the first purpose-built, single-family rental neighborhood in the portfolio of The Woodlands-based Howard Hughes Holdings.

Howard Hughes, the developer of some of the nation’s largest master-planned communities — including Bridgeland and The Woodlands locally and Summerlin in Las Vegas — announced it has begun leasing homes for occupancy to start in October. Wingspan will have 263 homes with an amenities complex in Prairieland Village.

Wingspan, at Peek Road near Bridgeland Creek Parkway, features a mix of casita-style homes, town homes and duplexes in a modern farmhouse style. Options include single-family attached and detached homes with one to three bedrooms ranging from 650 to 1,700 square feet, gated backyards and garages in some units. Rents range from $1,885 to $3,160 per month.

“Wingspan is an attractive option for residents wanting the lock-and-leave flexibility of renting along with the benefits that come with living in Bridgeland — including exceptional amenities, top-ranked schools, and exciting commercial offerings,” Travis Guinn, vice president, vertical development at Howard Hughes, said in an announcement. “Build-to-rent neighborhoods are rapidly growing in popularity nationwide, especially in the Houston region. Wingspan has wide appeal to renters in all varying stages of life — from growing families to empty-nesters — as well as to Bridgeland homeowners whose homes are in the process of construction.”

Wingspan is part of Cypress-Fairbanks ISD. Amenities include a pool, fitness center, playground, pet park, and outdoor spaces with fire pits and grills. Houston-based Arch-Con Corp. handled construction of the 27-acre Wingspan development.

The community is opening as growth in single-family-home rents in the Houston area returns to more normal, pre-pandemic levels. Single-family-home rents rose 3.1 percent over the year in June, according to CoreLogic, down from nearly 10 percent a year earlier.
