Johnson Development’s Jubilee in Hockley announces builders, starts home sales

 

 

Jubilee, a 1,622-acre master-planned community in Hockley in northwestern Harris County, has started home sales, Houston-based Johnson Development Corp. has announced.

Coventry Homes and Highland Homes offer 1,500- to 2,600-square-foot homes on 40-foot lots starting in the $350,000s. David Weekley Homes is selling houses on 45-lots ranging from 1,600 to 2,800 square feet and starting in the $300,000s, and Perry Homes offers homes priced from the $510,000s and ranging from 2,200 to 3,700 square feet on 60-foot properties.

Additional builders in the first phase include Chesmar Homes, Westin Homes, Newmark Homes and Tri Pointe Homes. All expect to start sales soon, Johnson Development said.

Chesmar will build 1,800- to 3,100-square-foot homes on 50-foot lots. Westin will build on 60-foot homesites with floor plans ranging from 2,200 to 3,700 square feet. Newmark’s houses will be on 45-foot lots and range from 1,600 to 2,800 square feet, and Tri Pointe’s homes will range from 1,800 to 3,100 square feet on 50-foot lots.

Jubilee, located just south of U.S. Highway 290 between Warren Ranch and Katy-Hockley roads, broke ground last year. It will include 491 homes in the first phase and about 4,300 at build-out.

“It’s exciting to see our vision come to life,” June Tang, vice president and general manager of Jubilee, said in a statement. “Soon we will have our first residents moving in and experiencing the unique wellness-focused lifestyle planned for Jubilee.”

Johnson Development plans to start construction on the first phase of an amenity center this fall, including a large pool. Other amenities will include a recreation center, community gardens, a dog park and sport courts, 30 acres of parks, 270 acres of green space and waterways, and walking trails.

The theme of Jubilee is wellness, which will run throughout the community, from street design to amenities and lifestyle programming, Tang said. It includes “wellness zones” for connection, exploration, reflection and inspiration. Planned resident events will include “No-Tech Tuesdays,” restorative nature yoga, “eco” happy hours and community potlucks.

All homes will have hospital-grade air filters, a reverse-osmosis water filtration system in the kitchen and lighting that adjusts to residents’ circadian rhythm for better sleep and improved long-term health. A platform automation panel will control lighting brightness, color temperature, dim level settings and outdoor lighting emergency flash status.

Standard comfort features include smart thermostats, a smart front door lock, a video doorbell, window prewiring for blackout shades in at least one room, and security prewiring for one security panel, all doors and all operable first-floor windows.

“These enhanced standard features are part of what has allowed us to become an early adopter of the WELL for residential program by the International WELL Building Institute,” Tang said.

WELL for residential is a certification program for architects, builders, developers and operators to create healthier, more resilient homes, according to its website.

Johnson Development acquired the land for Jubilee in 2017. The parcel was previously owned by Houston-based Rockspring, which marketed it as “ideal for the next major master-planned community in the northwest corridor.”

After purchasing the land from Rockspring, Johnson Development sat on it for about three years before filing a general plan with city officials in October 2020. Initial details for Jubilee were announced in October 2021.

The 290 corridor has gotten on the radar of a growing number of both commercial and residential developers as the area northwest of Houston is experiencing fast population growth, helped by the recent widening of the freeway and by the Grand Parkway.

Next to Jubilee, Houston-based Concourse Development is developing The Grand Prairie, a 1,730-acre master-planned community with a Harris County detention system.

Other ongoing residential development in the area includes The Woodlands-based Howard Hughes Holdings Inc.’s Bridgeland and Archie Dunham’s 1,327-acre Dunham Pointe on the southeastern corner of 290 and the Grand Parkway. In November, Houston-based Hines announced it will develop a 528-acre community with 1,400 homes north of Waller, on the southwest corner of Castle and Binford roads.
