Gated acreage-home community Stallion Lakes coming to Waller/Montgomery county line

Another residential community is underway in the area north of U.S. Highway 290, and it will feature acreage homes.

Kickerillo & Bean Development is building Stallion Lakes on 394 acres at 24609 Magnolia Road, about 3 miles from the Clubs at Houston Oaks country club.

Lots will range from 1.5 to more than 3.5 acres. One-story homes must be at least 4,500 square feet, and two-story homes must be a minimum of 5,000 square feet.

Bean is keeping 25 acres to build a home for himself and his wife, Karen, Kingshill said.

The lots — not including homes — cost between $300,000 and $690,000.

The land has rolling hills, and the development plan calls for five 2- to 8-acre lakes and a hike-and-bike trail system.

Streets for phase 1 of the development have been completed, and crews are currently installing utilities, including natural gas lines, Kingshill said.

The homes will be built by Kickerillo Cos., Jeff Paul Homes, Matt Powers Custom Homes, Morning Star Builders and William David Homes.

About a third of the 65 lots in phase 1 have already been reserved, Kingshill said, adding that a lot of the demand is from empty-nesters.

“And they’re looking for their own recreation, and they’re looking for a place that they want their grandkids to come and play and have fun,” she said. “And they want the compound, they want the acreage. They want to feel like they have clean air and ponds and places to walk.”

Phase 2, which will include 33 lots, is slated to start in 18 months. At build-out, expected in five years, the community will have 115 homes.

The community will be split between Waller and Montgomery County and zoned to both Waller and Magnolia independent school districts.

Although the community will be in a municipal utility district, residents won’t be responsible for MUD taxes, Kingshill said, since the developer has paid for the infrastructure.

Stallion Lakes is one of more than a dozen residential communities being built or planned for the area north of Highway 290 outside the Grand Parkway, according to Zonda.

That corridor is still fairly rural, but as land closer to the city becomes scarce and residential developers keep pushing further into Houston’s exurbs, real estate experts expect that to change soon.

As the area’s population grows, Waller ISD is projecting student enrollment to increase by 65% within the next five years.

Some commercial developers are already betting on the corridor, including Houston-based Wolff Cos., with the 564-acre Beacon Hill mixed-use community in Waller.

In January, Avera Cos. announced it will build a 1.3 million-square-foot industrial facility at Highway 290 and Kermier Road, and last month, Houston-based Pagewood was to start building a 500,000-square-foot distribution center in Waller.
