Interwood Experiences Steady Growth

 

 

Wolff Companies’ Interwood, a 415-acre master-planned business park located at Beltway 8 and John F. Kennedy Boulevard continues to show steady growth and a great deal of activity. Here’s a summary:

Denver-based Urban Group has announced that the General Services Administration has signed two long-term leases in its building at 15109 Heathrow Forest Parkway. The new tenants are leasing 34,500 square feet in the 62,000-square foot, two-story building that was completed in March of last year.  Transwestern, which is handling the leasing on behalf of Urban Group, notes that 27,500 square feet is still available.

CHB America Inc., an affiliate of Chipolbrok, the Chinese-Polish Joint Shipping Company, recently completed the purchase of a 3-acre tract on Heathrow Forest Parkway.  Chipolbrok is an international shipper serving North America, Europe and the Far East.  CHB America Inc. chose Interwood as the site for its new, 20,000-square foot U.S. headquarters after an exhaustive search of the north Houston market.  Construction is scheduled to commence soon.  CHB purchased the property from Scomi Oil Tools, who retained 3.3 acres for future use.

Schulz USA, Inc. completed construction of its 56,880-square foot North American offices and distribution facility, located on a 16.5-acre parcel on Interwood North Parkway, just east of Heathrow Forest Parkway. The German-based company supplies piping solutions to worldwide energy and manufacturing customers.

Construction of a 131-room Fairfield Inn and Suites by Marriott is complete and the new hotel is open for business.  The Fairfield Inn and Suites is the second hotel in Interwood developed by Dallas-based Western International.  The hospitality developer and operator opened a 134-room TownePlace Suites by Marriott in Interwood last spring.

Energy services company Halliburton has occupied its new 70,000-square foot technology center on Interwood South Parkway.  The land acquisition and development of the facility was handled by CCIB Interwood, an affiliate of Austin-based Capital Commercial Investments, Inc.

Construction is expected to be underway later this year on phase one of a multi-building flex development by Boston-based Cabot Properties.  The first phase comprises two buildings aggregating 208,600 square feet which will be constructed on 23 acres at John F. Kennedy Boulevard and Interwood South Parkway.

Last year a U.S. Customs and Border Control Protection Services facility was completed on Interwood South Parkway and Weller Truck Parts acquired a new building built by BRG Development for its new distribution center. BRG has 4 acres remaining at FM 525 and Alliant Drive for prospective build-to-suit opportunities.

Other companies located at Interwood include Administaff, ExxonMobil, U.S. Foodservice, the United States Post Office’s North Houston Regional Mail Processing Center, Coventry Health Care, Cameron Measurement Services, Houston Firefighters’ Relief and Retirement Fund, Federal Express and Averitt Logistics.

Only two sites remain available in Interwood, a 2.4-acre site at the intersection of John F. Kennedy Boulevard and FM 525 that is ideal for convenience store or other retail operations, and a 12.5-acre site at the intersection of Heathrow Forest Parkway and FM 525.
