Major Sale in Interwood Business Park Caps Flurry of Area Activity

More than 750,000 square feet of construction is or will soon be underway in eleven developments in or immediately adjacent to Interwood, Wolff Companies’ 440-acre business park, located at Beltway 8 and John F. Kennedy Boulevard.
Our sale of 12.5 acres in Interwood to Houston-based Suhm Spring Works, Inc., is the latest in a spate of activity in the park. The company is planning a 117,000 square foot headquarters and primary manufacturing and distribution center on the new property located at the intersection of Heathrow Forest Parkway and FM 525.
Suhm began business in Houston over 115 years ago and has since evolved into a highly specialized, world-class manufacturing facility serving the oil & gas, petrochemical, heavy equipment, nuclear, aerospace and defense industries. The new facility will be just one mile south of Bush IAH Airport, providing Suhm easy access to worldwide distribution facilities.

Additional Interwood projects currently under construction or in final design phases include:
- Pelican Worldwide, Inc. is relocating its global headquarters to a 3-acre site at the northeast corner of Heathrow Forest Parkway and Interwood South Parkway. Powers Brown Architecture is designing a 41,600-square foot building for Pelican’s corporate headquarters and primary distribution center.
- Powers Brown is also designing a building to house the Social Security Administration’s Office of Dispute Adjudication and Resolution. The 19,350 square foot building is located on the north side of FM 525 (Aldine-Bender Road), just west of Heathrow Forest Parkway.
- Construction is underway on Chipolbrok Americas’ new 46,800 square foot headquarters facility located on Heathrow Forest Drive. Chipolbrok owns a shipping fleet in excess of twenty vessels comprising about 500,000 DWT, with agencies and offices located across the globe. Chipolbrok America is a wholly owned subsidiary of the Chinese Polish Joint Stock Shipping Company.
All of these enterprises appreciate Interwood’s proximity to Bush IAH and immediate access to major freeways and thoroughfares. Because of its convenient access, the Interwood area is an ideal location for any manufacturing and logistics company whether they are conducting business locally or globally. A number of Fortune 500 companies with international operations, as well as four federal agencies, have facilities in Interwood.
Other new construction in the immediate area includes:
- Kinghorn Dalton Wilson, Ltd. is constructing a new training center for Noble Subsea, a subsidiary of Noble Drilling. The 54,300 square foot facility on John F. Kennedy Blvd. just south of FM 525 is expected to be completed this spring.
- Clay Development is constructing five facilities immediately south of Interwood including a 182,000 square foot manufacturing and distribution center for Woodgrain Millworks, a 67,500 square foot building for Cummins Inc., a 50,225 square foot building for Alliance, a 101,250 square foot for Enerflow and 74,000 square feet of buildings for Precision Drilling.
- Neopal, a leading supplier of pallets, boxes and other specialized industrial wood shipping products, has commenced construction on its new headquarters and manufacturing facility immediately east of Interwood.
With all of this new activity there will be a significant increase in demand for retail, hospitality, financial and other services to support these businesses and their employees. Wolff Companies has only one site remaining available in Interwood, a 2.4-acre corner site at the intersection of John F. Kennedy Boulevard and FM 525 (Aldine-Bender Road) that is ideal for office, retail, hospitality or other commercial uses.
