Join Wolff Companies for Bisnow Webinar: The City Of Waller: Small Town Feel, Big Town Opportunities

 

 

Waller County and the surrounding area have been undergoing steady industrial and residential growth over the last few years. The low cost of housing and availability of land along the newly expanded US 290 near the Grand Parkway have placed it firmly on the map for developers and manufacturers.

The community is attracting investment from companies such as Japan-based Daikin, the largest manufacturer of heating, cooling and ventilation equipment in the world, which built the second largest manufacturing plant in the nation in Waller.

The completion of the Grand Parkway’s Segment E in 2013, which extends north from I-10 to US 290, has made Waller more attractive to a future workforce. The long-awaited completion of US 290 construction has further reduced commuter drive times and opened the area up for development. This impact will be particularly significant for residential, industrial and distribution sector developers.

In response to the growing interest in the area, on August 27, 2020, Bisnow will host a webinar, presented by Waller Texas Economic Development Corporation, aptly titled “The City Of Waller: Small Town Feel, Big Town Opportunities.”

Wolff Companies president and chairman, David S. Wolff, Waller Economic Development Corp. Director John Isom and several other speakers will discuss the factors that put Waller in the path of growth, including availability of land, the quality of the local school district, crucial access to utilities and more. They will also discuss growth to date, as well as anticipated growth and opportunities in the near future.

“We see much the same opportunity along 290 that we saw years ago along I-10 in The Energy Corridor,” commented David S. Wolff, Chairman and President of Wolff Companies, when the company announced the purchase of 521 acres in Waller County in 2018. “With the connectivity created by Grand Parkway, the growth of North and West Houston, as well as Bryan-College Station and Austin, is raising the strategic profile of 290 for corporations and for Houston.”

Beacon Hill is located on the newly expanded U.S. 290 in the City of Waller. Long Lake, Ltd. has already made key infrastructure improvements in preparation for their 1,000-home community.

Beacon Hill is a pristine 521 acres of land located directly on the north side of US 290, the Northwest Freeway, between FM 362 and James Muse Parkway. The property’s elevation approaches 300 feet, making it one of the highest points in the Houston metro area. With almost 4,200 feet of frontage on 290, Wolff Companies will develop a business park on the 251 acres abutting the freeway with uses ranging from light industrial and distribution to office, multifamily and retail all supported by utilities and services from the City of Waller. The northernmost 270 acres of the tract have been purchased by Long Lake Ltd. to develop a master-planned residential community featuring approximately 1,000 homes, the first of which will be delivered in the first half of 2020.
