Memorial Hermann buys 40 acres near Houston, paving way for future suburban growth

Memorial Hermann Health System has acquired a large tract of land northwest of Houston, paving the way for continued expansion in the suburbs.

The health system has not announced its plans for the 40.3 acres, located along U.S. 290 at James Muse Parkway in Waller. The land is part of Beacon Hill, a 587-acre housing and commercial development.

The health system bought the land from the Houston-based land development firm Wolff Companies. Terms of the deal were not disclosed in Waller County property records.

Memorial Hermann said the acquisition provides an “opportunity for future growth” in an area that has seen its population surge in recent years. Houston is one of the fastest-growing cities in the nation, and Memorial Hermann and other hospitals have been expanding to meet the need for health care in the suburbs.

“We believe that acquiring this land is a wise investment for our organization,” Jerry Ashworth, senior vice president and CEO of Memorial Hermann Cypress Hospital and Memorial Hermann Katy Hospital, said in a news release. “It will allow for future growth and enable us to explore opportunities that could benefit both our stakeholders and the community.”

Waller County’s population has increased by nearly 40% over the past decade, to more than 66,000 residents. It is projected to reach 120,000 by 2040, according to the Houston-Galveston Area Council.

A Memorial Hermann development would offer a nearby health care option for Waller County residents, including those living in the Beacon Hill residential community. The closest hospital to the city is Memorial Hermann Cypress Hospital, located about 15 miles southeast.

Memorial Hermann has 17 hospitals in Greater Houston. It has added buildings or expanded existing facilities at several of them in recent years to keep up with the demand for health care.

The health system is also in the middle of a $231 million expansion project at its Sugar Land hospital, and will begin a $277.5 million expansion project at its Cypress Hospital in the fall.
