New medical campus breaks ground in Cypress near 290 and Grand Parkway
A new medical office campus is now underway in Cypress.
A group of physician investors broke ground last week on the first building of Grand Cypress Medical Pavilions, a 30-acre medical office campus on the northeast corner of U.S. Highway 290 and the Grand Parkway.
The physicians are developing the campus under an entity called North Cypress Land Ventures LLC.
The first phase includes Grand Cypress Doctors Pavilion One, a three-story, 60,000-square-foot multidisciplinary medical office building with a 12,000-square-foot endoscopy surgery center. It is slated to be completed in June 2025 and is 80% pre-leased, according to the group. Anchor tenants include Keller Surgical Specialists, GastroDoxs and USPI/Memorial Hermann Hospital Systems.
Willie Stokes of Brentwood, Tennessee-based Davis Stokes Collaborative Architects P.C. designed the building. The general contractor is Conar Building Group (formerly known as Arcon General Contractors), also based in Brentwood.
North Cypress Land Ventures is headed by CEO Kim Keller, a general surgeon, along with Kumaran Sathyamoorthy, a urologist, and Julius DeBroeck, a primary care doctor. The group’s board includes another 43 physicians.
Another physician-owned entity, which included Keller and DeBroeck, developed what is now HCA Houston Healthcare North Cypress at 21214 Northwest Freeway in 2006. On that campus, North Cypress Land Ventures most recently completed Physician Office Building III in December 2021.
They formed North Cypress Land Ventures after North Cypress Medical Center was sold to HCA Houston Healthcare in September 2018.
Last year, the group told the Houston Business Journal it purchased the Grand Cypress Medical Pavilions tract from North Cypress Medical Center in summer 2019 and initially planned to start the project by developing a health and wellness center with a fitness area.
The Covid-19 pandemic changed those plans, and the group put the project on ice for two years. Last May, it had anticipated breaking ground last fall.
The up-to-$600 million campus, which was previously to be called Cypress Health and Wellness Campus, will include four to five buildings, including a 110,000-square-foot wellness center and a women’s and/or cancer center, to be built over the next five years, the group previously told the HBJ. These plans have not changed, a spokesperson for the group confirmed after this story published April 30.
The new campus aims to help meet a growing demand for health care in the fast-growing Cypress area.
Other health care development there includes Houston Methodist, which is building a Cypress campus on the east side of Highway 290 between Barker-Cypress and Skinner roads, and Memorial Hermann Cypress Hospital, at 27800 Northwest Freeway, which is working on a $72 million expansion.
