Retail and Hotel Development in Wolff Companies’ Ten Oaks Boosted by Fast-Growing Texas Medical Center West Campus

 

 

Construction is underway in Ten Oaks, a Wolff Companies development, where a retail shopping center has broken ground directly across Park Row from the Texas Medical Center (TMC) West Campus. Both the Houston Methodist West Hospital and the Texas Children’s Hospital West Campus are undergoing expansion projects in this booming sub-market, and a new Hampton Inn & Suites will open its doors to travelers in September of this year.

The Shops at Ten Oaks expected to open in late 2016

Hunington Properties, Inc. has begun construction on the Shops at Ten Oaks, a 20,000-square-foot retail center that also will include a free-standing quick-service restaurant. Completion is scheduled for the fourth quarter of 2016. Antone’s Famous Po Boys finalized a lease to occupy 2,500 square feet in the center, and additional leases are being negotiated.

Located at the northwest corner of Barker Cypress Road and Park Row within the Texas Medical Center – West Campus, the Shops at Ten Oaks are immediately adjacent to Western International’s Courtyard by Marriott, which opened last year, and a Hampton Inn & Suites set to open soon. The center also sits next to the site of Hunington Residential’s newest multi-family project, The Vicon Park Row.

Hampton Inn & Suites to open in The Energy Corridor

Adjacent to the Shops at Ten Oaks and just north of Houston Methodist West Hospital and Texas Children’s Hospital West Campus, Western International is nearing completion of a new Hampton Inn & Suites by Hilton . The 135-room hotel will be within walking distance not only to the medical complex, but also major employers in The Energy Corridor including Wood Group, Wood Group Mustang and Sercel. The Hampton Inn & Suites concept is known for high-quality accommodations, in-room amenities and the latest technology.

Western International already has a presence in The Energy Corridor, having developed the Residence Inn by Marriott in Wolff Companies’ Park 10 development, The Courtyard by Marriott that opened last year, and the Marriott Hotel at Interstate 10 and Park Ten Blvd.

Expansion at Texas Children’s Hospital West Campus underway

Texas Children’s Hospital West Campus also continues work on its current $50-million capital improvement plan. Set for completion in 2017, the project includes additional acute-care beds, operating rooms, additional critical-care beds and clinics to support the OR expansion.

Since opening its $220-million facility next to Ten Oaks in 2011, Texas Children’s Hospital West Campus quickly became one of the most active pediatric hospitals in the market. The current addition to TCH’s facilities follows on the heels of a 2014-2015 investment to increase the size of the Emergency Center, add a Sports Medicine Program and open a Pediatric Intensive Care Unit.

Construction underway on $170-million Houston Methodist West Hospital expansion

Construction continues at Houston Methodist West Hospital in the Texas Medical Center West Campus, the second phase of its continuing expansion. Located at the intersection of Barker Cypress Road and Interstate 10 between Highway 6 and the Grand Parkway, Houston Methodist West Hospital’s new $170-million, six-story, 228,700-square-foot hospital tower will include additional beds, emergency rooms, an expanded maternity unit and medical imaging services. The project also includes a six-story, 800-vehicle garage, which will offer free parking to patients and visitors. The buildings should be completed and ready to receive patients in the second quarter of 2018.

Houston Methodist West opened in 2010 with 336 employees, according to CEO Wayne Voss. Since then, it has grown to employ over 1,400 people, built out of its shell space and added an additional garage and medical office building. Citing west Houston’s continued explosive growth as the reason for accelerating expansion plans, Voss said the hospital’s service area will be as large as Pittsburgh and serve over 1 million people by 2025.

Wolff Companies’ Ten Oaks , situated at the west end of The Energy Corridor, has more than 1,900 feet of frontage on Interstate 10 (Katy Freeway). One 6.6-acre parcel remains available in the development, which has uninterrupted visibility from Interstate 10 across the lakes connecting the west campuses of Houston Methodist and Texas Children’s Hospitals. The site is ideal for medical, office, senior and assisted living and other complimentary uses. Park 10, another Wolff Companies development is located immediately east of Ten Oaks.
