All Booked Up: New Courtyard by Marriott Signals Strength in Hotel Market in The Energy Corridor

Even before opening on October 7, the new Courtyard by Marriott in Wolff Companies’ Ten Oaks was almost completely booked for its first 90 days of business. In the past five years, hotel development in The Energy Corridor has lagged the blistering pace of office and housing development in the area, creating an opportunity for hotels now coming online.

“The hotel industry is addressing pent up demand in The Energy Corridor, which is a direct result of significant commercial development in the area over the past few years,” said David W. Hightower, executive vice president and chief development officer, Wolff Companies. “In West Houston, diverse needs are driving demand, including business travelers, families of patients in Texas Medical West Campus and companies hosting large events.”

The new Courtyard by Marriott, which opened in Wolff Companies’ Ten Oaks on October 7, has had robust bookings.

The Courtyard by Marriott is designed for business travelers, with functional rooms and a multi-purpose public area. The hotel aims to provide productivity through connectivity and mobility, with free WiFi in lobbies and guestrooms. Additionally, a 676-square-foot meeting room is available for up to 60 guests and can be set up in multiple styles including conference, theater and classroom.

Dallas-based Western International purchased 5.2 acres from Wolff Companies last year to develop this hotel, as well as a Hampton Inn & Suites by Hilton set to open in 2016. Western International has developed over 100 hotels nationwide, and the company’s management group, Texas Western Hospitality, manages about 40 properties in Texas, Arizona and North and South Carolina.

“We are highly strategic and selective about the locations and quality brands we develop. For this new Courtyard by Marriott, we wanted to be in the heart of West Houston and The Energy Corridor,” said Gene Carter, owner of Western International. “We identified Ten Oaks as an ideal site at the intersection of Barker-Cypress Road and Park Row, a location that puts our doorstep right across the street from two major medical institutions, Texas Children’s and Methodist’s West Houston hospitals, and in the middle of a large number of major corporate employers.”

Ten Oaks is located in The Energy Corridor, Houston’s third largest employment center, with more than 91,000 employees. In addition to the Texas Medical Center West Campus hospitals, nearby employers include companies such as BP America, ConocoPhillips, Shell Oil Company and Wood Group Mustang. Two sites totaling 9.9 acres remain available in this master planned environment.

Sites are available in Ten Oaks and Central Park, near Texas Medical Center–West Campus, and corporate offices including Wood Group Mustang and Sercel.
