Office

Seghal International has purchased a 1,532-square-foot building at 1012 Decker in Baytown from Roy Perez. Wade Sinclair with Claire Sinclair Properties handled the sale.

Hass Holdings has purchased a 10,500-square-foot building at 6508 U.S. 90A in Sugar Land. The property, developed by Rubicon Realty Group, was completed in 2013 and is leased by YLC Houston I (Young Leaders). Derek Hargrove and Justin Miller of Marcus & Millichap represented the seller, Hwy 6 & 90 Ltd.

Retail

Bonaventure Retail has purchased Bonaventure Plaza, an 18,702-square-foot center at 636 Texas 6 in Sugar Land from Hwy 6 & 90. Rubicon Realty Group developed the property in 2007. Derek Hargrove and Justin Miller of Marcus & Millichap represented the seller.

Volee Investment has purchased Idlywood Center, a 5,022-square-foot property at 6606 Lawndale. The center is 71 percent occupied by State Farm Insurance, Auto Title Loans and Dance Studio. Christopher D. Winters and John S. Parsley of Colliers International represented the seller, Wayside Partners. Alejandro Espinosa of A&D Realty Services represented the buyer.

Land

DW Telfair RE has purchased 1 acre at The Crossing at Telfair at U.S. 90A and Texas 6 in Sugar Land for development of a Dairy Queen restaurant. Michael Townsend of Townsend Interests represented the buyer. The seller, Hwy 6 & 90 Ltd., was represented by Scott W. Weaver and G. Peter Jacob of Rubicon Realty Group.

LAACO Ltd. has purchased 3.1 acres of land just north of the northeast corner of West Lake Houston Parkway and Will Clayton from Northeast Houston Baptist Church. The land will be used to be developed for self-storage under the name of Storage West Clay Roper and Keith Edwards of Caldwell Cos. represented the seller. Jonathan Hicks of Edge Realty Partners represented the buyer.

Joel Perkins has purchased 1.5 acres along Interstate 45 in the Center at Spring Park Forest from MNC Memorial City Terrace LP (MetroNational) as the site of a 7,500-square-foot Gringo’s Restaurant, which is scheduled to open in the spring. Other tenants include Gander Mountain and Top Golf. Gringo’s was represented by Hugh Ruggles of NewQuest Properties/Texas Southwest Group.

Raising Canes Restaurants has purchased 0.9 acres for a 3,600-square-foot restaurant at 2127 W. Davis in Conroe from MB Development Co. Mac Ruggles of New Quest/Texas Southwest Group represented the buyer.

Pulte Homes has purchased a 48-acre tract in Willow Creek Farms south of Interstate 10 and west of Pederson Road in Brookshire from the Johnson Development Corp. Pulte Homes plans to build 152 homes on the land. The 600-acre community is planned to contain 1,000 homes when completed.

Lone Star 5000 Corp. has purchased 28 acres at the northeast corner of Business 146 and Texas 99 in Baytown from Graham Mortgage Corp. Matthew Wells with Wells Holdings represented the buyer. Claire Sinclair Gavrel with Claire Sinclair Properties represented the seller.

John Frantz has purchased 22 acres near 9200 Market St. from ELT Houston. Doyle Toups of Moody Rambin represented the buyer.

Industrial

Titan Texas Properties has sold a 42,000-square-foot building at 5510 Spring Steubner. Andrew Jewett with Cresa Houston represented the seller. Mark Terpstra with Caldwell Cos. represented the buyer.

Office

Talbot Financial has leased 2,580 square feet at 14550 Torrey Chase in Houston. Trey Young represented the landlord, Hartman Income REIT.

Catapult Energy Services Group has leased 3,619 square feet at 3040 Post Oak Blvd. Noah Kruger with Jackson Cooksey represented the tenant. Cody Armbrister and Rima Soroka with CBRE represented the landlord, Lopo LLC.

Integrate PR has leased 3,000 square feet at 3801 Kirby. Julie Tysor of the Appelt Group represented the landlord. Justin Lee of TheSquareFoot.com represented the tenant.

Stryker Communications Corp. has leased 2,000 square feet at 3100 Timmons. Ami Figg of Hartman REIT represented the landlord. Justin Lee of TheSquareFoot.com represented the tenant.

The Texas Financial Group/Northwest Mutual Life Insurance renewed a lease for 39,617 square feet at One Riverway. David Anderson and Anthony Fritche with Fritche Anderson represented the tenant. Steve Rocher, Kristen Rabel and Parker Duffie with CBRE represented the landlord, Riverway Holdings, LP-Unilev Management.

J & S Oil and Gas has expanded its lease by 2,305 square feet to 11,468 square feet at 24900 Pitkin in Spring. Julie King with Cresa Houston represented the tenant. Ron Roberston of S E Covington represented the landlord.

Bertram Resources Management has leased 2,500 square feet at 1130-B Enclave Parkway. George N. Polydoros with Polydoros & Associates represented the landlord, Enclave Pointe I, and the tenant.

Retail

Mattress One has leased 4,200 square feet in West Lake Crossing, a Trammell Crow Co. development at FM 1960 East near West Lake Houston Parkway. Clay Albers of Baker Katz represented the tenant. Jazz Hamilton and Alex Makris with CBRE represented the landlord.

Fairbanks Medical Center has leased 3,000 square feet in Cypress Creek Lakes at 10920 Fry Road. Gigi Strang represented the landlord, Hunington Properties.

Vain Shoetique has leased 1,283 square feet at 6959 Harwin. Danny Morales represented the landlord, Hartman Income REIT.

Dunkin’ Donuts/Baskin Robbins
has leased 2,900 square feet at the Conroe Retail Center at 800 North Loop 336 West in Conroe. Jonathan Hicks of Edge Realty Partners represented the tenant. Doug Freedman of United Equities represented the landlord, Conroe 75 LLC.

Brokerage

Stan Johnson Co. announced that brokers from its Houston office completed the sale of $120.5 million in single-tenant net lease investment properties in 2013. The properties included retail, industrial, medical and office segment assets nationwide. Jim Gibson and Todd Moore of Stan Johnson Co. have closed over $474.5 million since the team’s start in 2009.

Multifamily

The Worthing Cos. plans to build The Heights at Park Row, a 343-unit apartment community on 9 acres in the Energy Corridor. It will be part of Wolff Cos. 78-acre Central Park mixed-use development north of Interstate 10 between North Eldridge Parkway and Texas 6. Opening is planned later this year. Parker Associates is the design architect. Jeff Peden with Cushman & Wakefield represented The Worthing Cos. in the transaction.
