Westway Park Lands Houston’s Share of $200 M. KDC, Prudential Real Estate Program 

Koll Development Company (KDC), a leading national commercial real estate firm, and Prudential Real Estate Services are building the nation’s second Intellicenter™ office building in Westway Park, a master-planned development by Wolff Companies

The Intellicenter-Atlanta groundbreaking in October launched KDC’s Intellicenters, high-performance office buildings designed to earn Leadership in Energy and Environmental Development (LEED) certification by the U.S.Green Building Council.

The Intellicenter national building program has an estimated total price tag of $200 million.

Services USA. We know that other corporate tenants seeking a flexible, high-performance office building will be drawn to this location as well.”

Fortune 500 companies and leading tenant reps gave KDC input to come up with a three-story building design, branded the Intellicenter. The 158,000-square-foot Intellicenter-Houston will be located on 12 acres at the intersection of Westway Park Blvd. and Capital Park Drive in Westway Park. Westway Park is strategically positioned at the intersection of the West Sam Houston Tollway and Clay Road.

Gensler is the architect with St. Louis-based Forum Studio Inc.

Wolff Companies was represented in the land transaction by David Hightower.Charles Gordon and Phil Arnett with CB Richard Ellis represented the purchaser. Arnett and Kyle Kelley with CB Richard Ellis will handle the leasing for Intellicenter-Houston.

By Q1 2006, more than 375,000 square feet of buildings will be under construction in Westway Park. BJ Services and MedLeh Group are building new headquarters, Seismic Exchange is expanding and the Houston Apartment Association will break ground on its new headquarters.
