Robust Construction Continues in Ten Oaks and Park 10

Dallas-based Western International broke ground on two hotels, a Courtyard by Marriott and a Hampton Inn & Suites by Hilton in October, after purchasing 5.2 acres in Ten Oaks. Western International chose Wolff Companies’ Ten Oaks development to build the pair of 135-room hotels because of its prime location at the corner of Barker-Cypress Road and Park Row, just north of Texas Children’s and Methodist’s West Houston hospitals and within walking distance of major employers such as Wood Group, Mustang Engineering and Sercel. Ten Oaks’ high quality development standards and natural beauty, including several old growth live oak trees, also attracted Western International to the site.

Down the road in Park 10, the construction boom continues. Saudi Aramco’s Houston-based subsidiary Aramco Services Co. recently opened its Aramco Research Center – Aramco’s largest research facility in the U.S. The 60,000 square-foot center, located at 16300 Park Row in Park 10, will create 100 high-tech, scientific and research jobs. It will focus on upstream research and technology development, in areas such as production management, drilling, reservoir engineering, geology, geophysics and advances related to subsurface sensing and control.

Immediately east of the Aramco Research Center, Lincoln Properties is putting the finishing touches on the first of two 150,000 square foot office buildings. The building is 55% leased to multiple tenants, including IPT Global, TEMA Oil & Gas and Parson Brincherhoff. Lincoln is planning to break ground on building two in the first half of 2015. It will be a twin of building one, but could be larger if the market dictates.

3Lincoln Properties’ first building at 16200 Park Row is 55% occupied and soon expected to be full.

NACE International has expanded into 5835 Park Ten Place, where NACE’s professional staff will now be housed to support the organization’s worldwide membership of 33,000. The new building is less than one mile from NACE International’s current office located at Park Row and South Creed Drive. NACE International will retain its old office building and Elcometer Training Facility on South Creek Drive.

4NACE International has expanded their presence in Park10 with the addition of 5835 Park Ten Place.

Finally, OM Shanti Hospitality, LLC is building a SpringHill Suites by Marriott hotel at 15750 Park Ten Place. The hotel will be 55,000 square feet and comprise 112 rooms.

Ten Oaks, adjacent to the 1.4 million square foot Texas Medical Center-West Campus, has a 6.6 acre site remaining, which is perfectly located for high density residential, medical or corporate office uses. At the corner of Park Row and Barker Cypress Road, 3.3 acres are available for retail, financial, food services and other complimentary uses.
