How West Houston Was Won

 

 

The Houston Business Journal is among those taking note of the growth along the West Belt. In a recent article titled “New submarket sees flurry of new office construction“, the newspaper observes: “A Houston submarket that was once predominately industrial is attracting new Class A office construction thanks to its lower costs and accessible location.”

 According to CBRE, the West Belt submarket is made up of 53 buildings totaling 4.7 million square feet. Currently, there are five new Class A buildings under construction totaling just under 1 million square feet.

Earlier this year Schneider Electric acquired Invensys, significantly enhancing its position as a global provider of efficiency solutions integrating power and automation. Schneider added approximately 20,000 square feet to their western hemisphere headquarters building in Westway Park.

Quality development on the West Belt didn’t happen by accident. In 1970, Wolff Companies launched its first development along Beltway 8, which was then just a line on a map. From the beginning, we envisioned creating a high-quality business park that would attract first-class buildings and tenants. Beltway, a 400-acre business park on Beltway 8 near the Westpark Tollway, drew a number of major corporations, including Gulf Oil, Coors Distributing, Gulf States Toyota, Hewlett Packard, and Westinghouse.

With the higher density development in the Westway Park area, the Harris County Toll Road Authority is reversing one of the two north bound on ramps between Clay and Tanner Road. Tenants and visitors will be able to access Westway Park without going through the Clay intersection.

In 1973 we purchased another large parcel of land on Clay Road at the proposed Beltway 8 between U.S. 290 and Interstate 10. We waited over 20 years to develop Westway Park so that we could create a high-quality environment that would command a premium in the market place. Today, Westway Park is home to divisions of several global corporate users including Cameron, GE Oil & Gas and Schneider Electric. Because of our long-term vision, Westway Park is now a highly regarded office center that will not only stand the test of time, but has also raised the bar in development in the West Belt market.

Westway Plaza, a five-story, 312,000-square-foot office building being constructed by Transwestern, is underway at the northwest corner of Beltway 8 and Clay Road, across from the GE Oil & Gas and OneSubsea towers in Westway Park.  GE Oil & Gas is the lead tenant.
