Construction Cranes are Flying in The Energy Corridor

 

 

Construction in The Energy Corridor is booming! Currently, there is over three million square feet of office space under construction – most of which is pre-leased.

Technip USA Inc. has leased all of the 429,000 square foot Energy Tower Three, which is being constructed by Mac Haik Realty at I-10 and Kirkwood.

Shell is expanding its Woodbranch campus at I-10 and Dairy Ashford, adding two, twelve story towers, totaling 750,000 square feet. This will bring their campus to approximately 1,865,000 square feet.

 Trammell Crow is well under way on the 550,000 square foot Energy Center Three at the southwest corner of Eldridge and I-10. ConocoPhillips recently announced it is leasing the entire building and committing to 300,000 square feet in Energy Center Four, a 600,000 square feet building which will start later this year.

The crane recently flew away from BP’s three story, 110,000 square foot supercomputer building. While not as tall as its fellow new construction brethren in The Corridor, the building is no less impressive. It will house one of the world’s largest concentrations of computing power.

Lincoln Properties is developing Energy Center Two.  The 327,000 square foot building is 65% pre-leased.

Transwestern is building three office buildings, totaling 661,000 square feet, simultaneously. The complex, located in The Park 10 Regional Business Center at I-10 and Houston Chronicle Blvd., is 96% pre-leased, with Mustang/Wood Group and Subsea being the two primary tenants.

The Methodist Hospital System has commenced construction on their second medical office building in the Texas Medical Center West Campus, as the first 160,000 square foot building (shown)  is completely leased. The 166,000 square foot, six story building will bring the Texas Medical Center West Campus to over 1,300,000 square feet.

Construction is proceeding at a brisk pace on Park Row and Central Park West Blvd. in Central Park, which is directly across I-10 from the BP campus.

While the ExxonMobil campus may be the largest single office project in Houston. The Energy Corridor may be the largest concentration of office expansion and development in the country.
